About

Grover Court is  a block of 51 residential flats, located near St. John's in the borough of Lewisham, London.

It was built as a luxury Art Deco estate in 1938, following the demolition of Ellerslie House.

Past residents have included Irish singer and entertainer Val Doonican and English comedian Malcolm Hardee.

Access

Grover Court is accessed, by road, from the end of Sunninghill Road and, by footpath, via a pedestrian gate off Loampit Hill.

The arch over the pedestrian gate collapsed in 2022.  The falling masonry damaged the gate and this was fixed soon after.  Rebuilding the arch requires rare skills and so may take some more time to do.

Parking

Grover Court's road is a private road.  Parking patrols have been re-introduced (as of 2022), after parking problems - such as non-residents parking vehicles on the road to avoid paying the council parking permit.

New rules have been agreed by residents.  If you see any of these rules being broken, please let the management company know or report it on the WhatsApp group.  

The rules are as follows:

It is possible (as of 2022) to obtain a Lewisham parking permit for about £100 to £200 per year (depending upon vehicle).  This will let you park on Sunninghill Road and anywhere in CPZ B (Lewisham/Central).

Landlord

Grover Court is owned by Grover Court Flat Owners Limited (GCFO Ltd).  Residents got together in 2002 and bought the freehold.  The company does not own the garages.

Generally speaking, the shareholders of the company are made up of leaseholders associated with flats on the estate.  There is an Annual General Meeting (AGM) and a board of directors.

Management

Grover Court is managed by Jennings & Barrett Ltd.  They manage the estate and insure the building infrastructure (i.e. most of what your contents insurance does not cover).

Health & Safety

All the flats have two exits; one onto a fire escape.  Please keep the fire escapes clear. 

The building has been examined for asbestos.  There is some minor use of asbestos in the hallways.  A report is available.

There are no Fire Safety Certificate implications from cladding. 

If you smell gas or burning, please report it immediately to either the emergency services (999), the Gas Emergency number (0800 111 999), the managing agent, or the WhatsApp group.

Security

The directors looked at a proposal for installing a CCTV system in 2023.  The proposal was not progressed for various reasons.  

However, residents are increasingly (as of 2024) installing their own CCTV systems.  Camera and video footage of suspicious visitors is circulated on the WhatsApp group.

Please keep an eye out for unwelcome visitors and lock up when you leave your flat.

Refurbishment

Refurbishment costs are shared by tenants via the service charge.  The first major work performed (2021) was, mainly, on ensuring that the roofing was watertight.   

The last phase of work (2023) included rendering repairs, decoration, masonry cleaning, masonry repairs, step repairs, decoration and repairs to fascia and communal windows.

Mobile coverage

Signal from all UK service providers can be achieved at Grover Court but the strongest signal (according to Which? magazine) is provided by EE (as of 2021).

Internet

Grover Court is served by copper phone cable from a local junction box (near St. John's surgery).  In 2022, fibre optic cable was installed.  The cable has been run over the roof to all flats.  

Depending on what package residents choose, they will have speeds ranging from 72mbps to 3000mbps.   Generally, only heavy users need speeds greater than 1000mbps.  

The photo shows the new fibre cable hanging beside a flat (the brown coil) prior to installation by an engineer.  The service provider is Cummunity Fibre.

WhatsApp

A WhatsApp group for residents was formed at the start of lockdown (2020).  It has become useful for sharing information about furniture, plants, cats, and so on.
